The challenge was to develop a future-proof use for the heritage-listed Paketposthalle and the adjacent site. The result is an urban quarter with a diverse mix of uses, including privately financed and subsidised housing, commercial spaces, and social and cultural facilities.

The quarter is characterised by a striking composition of the historic hall and two complementary towers. This new urban identity makes the quarter a significant landmark for all of Munich. Throughout the project's development, the focus has always been on enhancing residents' well-being, ensuring sustainability, and preserving green spaces.

The hall will be transformed into a bustling, multifunctional space with a variety of offerings throughout the year. A newly created underground level could provide space for cultural and research institutions, conferences, galleries, a large concert hall, and a music theatre.

The high-rise study defines the future approach to tall buildings in Munich. The key principle is that high-rise buildings should be strategically placed in suitable locations to enhance areas of citywide significance. At the same time, emphasis is placed upon public accessibility and harmonious integration into the cityscape. The Paketpost Quarter fully aligns with these guidelines.

The towers reflect the diversity of the quarter, forming a ‘vertical city’ with a variety of residential formats, recreational spaces, restaurants, two hotels, office spaces, and publicly accessible areas on both the ground floor and the upper levels.

Not just the residents of the towers, but also the entire city! The top floors will be publicly accessible via exterior panoramic elevators, inviting all visitors to experience Munich from an entirely new perspective.

The district will be entirely free of traffic. Instead, it prioritises excellent public transport links and seamless integration with surrounding neighborhoods to reduce dependence on private cars. This creates a quieter, safer environment while also improving residents' quality of life, offering cleaner air and more space for social interaction and relaxation.

Sustainability is a fundamental cornerstone of the project. To reduce energy consumption and CO2 emissions, underground construction volumes have been minimised. Additionally, innovative solutions in construction, material selection, and energy supply are being explored to further reduce the ecological footprint.

The area surrounding the hall combines a clear yet flexible urban structure that allows for a variety of uses. Its compact design promotes urban density while ensuring a vibrant and livable atmosphere. In addition to kindergartens, shops, offices, and restaurants, thoughtfully designed green spaces and inviting public areas will create much-needed greenery in the urban environment.

In keeping with Munich's tradition of enhancing urban life through cultural and educational hubs, the Paketposthalle is being revitalised as a new public space. Like the Alte Pinakothek, the University, the Gärtnerplatztheater, and the Olympic Park before it, this project will promote a sense of community and drive urban change.

The Paketposthalle is already open to everyone. Even before the renovation begins, it hosts ‘Pineapple Park’ under the theme ‘Play the City’. Since January, the Midnight Bazaar/Night Flea Market has drawn visitors every Friday and Saturday, while a children's flea market has animated the space every Sunday since February. This ensures that the vast hall is already filled with life and serves as a community gathering place.
